Price dynamic for secondary real estate in Kyiv in 2020

Real estate prices are constantly growing from year to year, and the most expensive real estate based in Kyiv.

In all districts of Kyiv, the prices of secondary real estate has increased in comparison with 2019. The cheapest apartments on the secondary market in Kyiv are still in the Desnyanskiy and Svyatoshinskiy districts, and the most expensive ones are in the Pechersk district. In November, the average cost of apartments in the Pechersk district is about USD 2085 / sq. m. In the residential complex Novopecherskie Lipki, prices for buying an apartment without renovation starts from USD 2,500 / sq. m., and for renovated apartments from USD 2800 / sq. m.

A decrease in the number of apartments for sale in the secondary market was observed on the Left Bank – by 8%, on the Right Bank – by 9.9%, in the center of Kyiv – by 3.2%. At the same time, demand in comparison with 2019 decreased by about 20%, although the purchase of real estate in Kyiv remained one of the highest priority investments for Ukrainians and foreigners.

According to OLX analysts, the smallest number of offers for the sale of secondary apartments is located in one of the cheapest districts of the capital – Desnyanskiy, and most of all – in Darnitskiy, the first by the number of new buildings in Kiev.

Since January 2020, the average price for apartments in Kyiv in USD terms has increased by 1.5%, and in UAH  by 17.6%.

On the apartment rental market, the number of offers has only increased, and prices have almost completely recovered to their previous level after the spring lockdown. In elite new buildings on Pechersk district, prices for one-room apartments (50-60 sq.m.) range from 700 to 1000 USD, for two-room apartments (80-90 sq.m.) from 1000 to 1500 USD, for three-room apartments (100-150 sq.m.)  from  2,000 to  3,500 $ / month.
